ARCHOS TECHNOLOGY INC. “THINKS BIG” WITH NEW LEASE

AT WESTERN STATES TECHNOLOGIES PROPERTY

IRVINE, CALIF. – The Irvine, Calif., office of Western States Technologies, a Los Angeles, Calif.-based real estate investment company, has announced the lease signing of Archos Technology Inc. for 15,204 square feet at 3 Goodyear in the Irvine Spectrum in Irvine.  The five-year lease is valued at $850,000 and represents 50 percent of the available space at the commercial office/R&D property.

Archos Technology, known for its “think smaller” mantra, is a leading manufacturer of peripherals and desktop computers for home and office.  Headquartered in Paris, France, the company has a distribution network of distributors, retailers, corporate resellers and OEMs from around the globe.  Archos Technology recently launched the first palm-sized, real time MP3 encoder, MP3 player and 6GB hard drive all in one.

Located off Bake and Toledo in the northeastern quadrant of the Irvine Spectrum, 3 Goodyear features a flexible floorplan totaling 30,408 square feet of office, warehouse and industrial space.  The property’s positioning between the Santa Ana (5) Freeway and the Foothill Transportation Corridor (241) offers convenient access to major freeways, shopping and entertainment centers in South Orange County.

“We’re pleased to announce the Archos lease at 3 Goodyear, given that this location will assist the company’s American operations in realizing its future business goals while placing it strategically near its network of Southern California distributors,” said Todd Miller, vice president of Western States Technologies.  He said that Archos Technology will move from its current Spectrum location at 15375 Barranca Pkwy. to Goodyear in April 2002.

Trent Walker of Voit Commercial’s Irvine office represented Western States Technologies in the lease transaction.  Archos Technology was represented by Dean Krieger and Rich McEvoy of Lee & Associates’ Irvine Spectrum office.

Western States Technologies was established in 1985 in Los Angeles, Calif. The company concentrates on the successful development, acquisition and rehabilitation of industrial and office properties. Currently, Western States Technologies owns and manages a mixed-use portfolio totaling more than one million square feet in Los Angeles, Orange, Riverside and San Bernardino counties.

The company's tenants include such global business leaders as Baxter Pharmaceutical, Dow Chemical, Gerber Technologies, International Paper, Jacuzzi, Kaiser Aerospace, MCI WorldCom, Mikasa, Oakley, R.C. Cola, Rockwell International and Union Carbide, among others. By incorporating its strong, hands-on asset management approach, the company has averaged occupancy rates of more than 97 percent portfolio-wide over the past five years.
