WESTERN STATES TECHNOLOGIES INC. SIGNS $2 MILLION LEASE
WITH DELPHI AUTOMOTIVE SYSTEMS
IRVINE, CALIF. – The Irvine, Calif., office of Western States Technologies
Inc. has signed a new lease with Delphi Automotive Systems for 25,665 square
feet at 1 Vanderbilt in the Irvine Spectrum in Irvine. The five-year lease
at the industrial/corporate headquarters facility is valued at $2 million,
according to Todd Miller, vice president of Western States Technologies. Delphi
Automotive Systems will occupy 100 percent of the space.
Delphi Automotive Systems, headquartered in Troy, Mich., is a worldwide leader
in mobile electronics, transportation components and systems technology for
the automotive industry. The company plans to use its new Irvine Spectrum
facility for various R&D purposes, including the development of automotive
prototype parts. Delphi was due to take occupancy of the Vanderbilt space
on July 1, and was relocating from its former office in the Irvine Business
Complex.
Western States Technologies was represented in the transaction by Trent Walker
and Mark Weeks of Voit Commercial in Irvine. Delphi Automotive Systems was
represented by Steven Golubchik of Jones Lang LaSalle’s Los Angeles office.
“We are extremely pleased with the Delphi lease at 1 Vanderbilt because it
underscores the continued growth and recognition of the Irvine Spectrum as
Orange County’s premier R&D location,” Miller said. “We recognize that
Delphi would be an outstanding tenant for any building owner, and we look
forward to working with them over the next several years.”
Western States Technologies is actively involved in the Irvine Spectrum submarket,
where it currently owns 11 office and industrial properties with 15 properties
in Irvine overall. Based in Los Angeles, the company concentrates on the successful
development, acquisition and rehabilitation of industrial and office properties,
and currently owns and manages a mixed-use portfolio totaling more than one
million square feet in Los Angeles, Orange, Riverside, San Bernardino, Ventura
and San Diego counties. Western States specializes in the acquisition of single
tenant industrial properties and office buildings as well as properties with
a minimum of 10,000 square feet of divisible space.
